What an empty bed costs
For a residential aged care home, an unoccupied bed is thousands of dollars a month in lost revenue against unchanged fixed costs — and the government subsidy for that place stops too. Three beds empty for six months is a serious hole in a financial year.
1. Response speed decides more than Star Ratings
Families looking for a place are almost always under pressure: a hospital discharge, a fall, a carer who cannot continue. They contact several homes at once and often choose the first one that answers clearly, not the highest rated. An enquiry left for two days is, in practice, an enquiry lost.
The fix is nearly free: a named person responsible for enquiries, a reply the same day — even just "we've received your enquiry, I'll call you tomorrow" — and a line that answers on Saturday morning.
2. Withheld fees frighten more than high fees
Many homes avoid publishing costs because the structure is complicated. The effect is the opposite: the family imagines the worst and calls the home that explains it. Set out plainly what the basic daily fee, the means-tested care fee and any additional services fees mean in practice, and how the room payment works — RAD, DAP or a combination.
3. Families do not find you where they look
The search starts on Google and on My Aged Care. If you do not appear for "aged care homes in [your suburb]", you do not exist for that family — even if you have the best staffing in the region.
4. Your profile does not answer the questions that matter
Families want specifics: is there a room available now, what will it actually cost, do you have a secure dementia unit, do you accept residents who are bedbound or on PEG feeding, what are your care minutes and registered nurse coverage overnight, do you offer respite, how do we tour.
Respite deserves particular attention: heavily searched, rarely visible online — and many permanent admissions begin exactly there.
5. Availability is out of date
Nothing destroys trust faster than a home listed as available that says "we've been full for months" on the phone. Keeping the status current — even "short waitlist" — brings enquiries that convert.
Your Star Rating is read before your website
Families check Star Ratings early. You cannot change last year's assessment, but you can control the story around it: if a domain scores poorly, address it openly on your own site — what happened, what changed, what you did about staffing. Silence reads worse than a plain explanation.
Three numbers worth measuring
How many enquiries arrive each month, how quickly you respond, how many become a tour. Few enquiries means visibility. Many without tours means response.
